What does a metal roof cost?

Start with the part nobody gets right: a 2,000 sq ft footprint at a 6:12 pitch is 2,236 sq ft of actual roof, or 22.4 squares. At $14 per square foot installed for standing seam, plus $1.50 per square foot to tear the old roof off, that comes to $34,658. Every rate below is an input you can overwrite with the number on your own quote, because a price we invented would be worth less than the one your roofer gave you.

How this is worked out

  • The slope multipliers are geometry, not estimates. A pitch of rise:12 turns footprint into roof area by a factor of the square root of 1 plus (rise/12) squared. 6:12 gives 1.118, 12:12 gives 1.414. This is the single biggest reason online roof estimates come in low: they price the floor plan, not the roof.
  • The per-square-foot rates are placeholders, and you should replace them. The panel-type figures are midpoints of typical 2026 US installed quotes for a straightforward re-roof, and they vary widely by region, gauge, panel profile, roof complexity, height, and installer. They come from no official publication, so we label them as typical quote figures rather than sourced data. Enter your own number in the rate field and the calculator uses it instead.
  • Tear-off defaults to one layer of asphalt shingles. Extra layers, cedar shake, tile, steep pitch and county dump fees all move it. Installing over an existing roof avoids the cost but is not always allowed by local code and can trap moisture, so ask your roofer and your building department.
  • Waste allowance affects material ordered, not installed cost. Installed per-square-foot pricing normally already includes the roofer's waste; the order figure is there for anyone buying panel and hiring labor separately.
  • Not included: structural repair to the deck, new underlayment upgrades, insulation, skylight replacement, gutters, snow guards, permits, or the cost of a roof that needs framing work. Ask for each of these as a named line on the quote.
  • There is no federal tax credit for a metal roof in 2026. Roofing is not on the IRS list of qualifying property for the energy efficient home improvement credit, and that credit is allowed only for qualifying property placed in service before December 31, 2025 (irs.gov). How much does a metal roof cost?

It depends on your actual roof area, panel type, tear-off and market, so we do not publish a single figure. The calculator turns your footprint and pitch into real roof area and squares, then multiplies by a rate you set. Put the rate from your own quote in and it becomes a genuine estimate rather than a national average.

How do I calculate metal roof cost per square foot?

Divide the quoted total by the measured roof area, not by your house size. Roof area is your footprint multiplied by the slope multiplier for your pitch: 1.054 at 4:12, 1.118 at 6:12, 1.414 at 12:12. If the quote is per square, divide by 100 to get per square foot.

How many squares is a 2,000 square foot house?

More than 20. At a 6:12 pitch the roof surface over a 2,000 sq ft footprint is 2,236 sq ft, which is 22.4 squares. At 12:12 it is 2,828 sq ft, or 28.3 squares. Pitch is the difference, and it is pure geometry.

Is there a tax credit for a metal roof?

Not federally, for a 2026 installation. Roofing is not on the IRS list of qualifying property for the energy efficient home improvement credit, and that credit applies only to qualifying property placed in service before December 31, 2025. State and utility programs are separate and change often, so check your own utility.

Do metal roofs get an insurance discount?

Where the product carries a UL 2218 impact classification and your carrier offers credits for it. Texas publishes a qualifying products list and says a Class 4 covering earns the highest premium credit, while each insurer sets the amount. Get the product's class in writing and tell your carrier.
